I've done escrow through US bank. Basically they are a 3rd party that holds the money/trust/property until whatever terms you both agree on are fulfilled. I wouldn't do it for the amount your talking about because of the fees that are associated. Try your bank if you're interested.

What about a money order? I am pretty sure you can track whether or not it has been cashed, it isn't tied to your accounts, you get a receipt, and the other party can verify if it is valid. Not sure how long she can keep it without cashing it though.

Looks like we'll do it through PayPal which offers some protection. I found an even better choice called depositguard.com as a tip for everyone else.

Next time I'll probably just do it through airbnb for the piece of mind and review.

Can some please outline the differences in treating a CouchSurf bang vs. and AirBnB one?

I feel like for CouchSurfing I have an advantage. I am offering free lodging, they have to nice to me and sort of kiss my ass. It also puts girls immediately into a somewhat submissive frame off the bat.

AirBnb, turns the tables a bit, they are my paying customer. I am expected to have the place clean, fresh towels, fruit etc....

What I am saying is I am less afraid to pull the trigger on a CouchSurfer chick, if I pull the trigger on a paying customer that isn't into it....

Anyone with a comparison from gaming both?

Above in Clint's post it sounds like the girl did all the work and did the escalating...

Obviously with airbnb you can't be aggressive. The last thing you want is a bad review.

I have Couchsurfing on lock (gracias Azulsombra) only joined as a host in November:

5 bangs including:

-Two 7+ girls
-Rest variation of 6's

- Russian, German, and Korean flags (Chinese girl as well, already had that flag)

Also had 4 chicks stay over at once all pack into my living room (French, Danish, Mexican) (Two low 7's, mid 6, high 6) -- mistake, but was fun to party with a bunch of international girls with my buddies. They would have put out if they were solo.

For Couchsurfing you need:
- A great location
- Great pictures of your entire place, not just the couch like other guys do which is retarded
* I crawled up on fucking roof and took pictures of the mountains, sun, and palm trees
- 5 Reviews from friends to get started with at least a few males
- A picture that DHV's having fun with a mixed group of guys and girls

All bangs on the first night with no LMR from any of them.

I am used to being aggressive this is why I ask.. I make the move with Couchsurfing when I feel 70%+ sure....

With Airbnb it feels like the same game, just be 90% sure, which in my mind is a fuck load, almost too much....

Interesting thread, but it seems like it would work better if the rentals are near the beach.

I wonder if this will work in a city like Houston.

I just saw on airbnb (while asking my MNL host questions) that the average amount per month Houston hosts make on airbnb is $496/mo.

And I live in a very central location...

I could get a bigger apartment just by myself for this. I wonder what they would make in Austin.

And how much of this money is off the books?

AirBNB is reported income, they send you a tax sheet at the end of the year.

There are a few ways to go off the books. Airbnb blocks emails addresses and phone numbers during the the inquiry phase, before an actual booking takes place.

However, sometimes you can agree to meet at a cafe if they are already in the city and just go with a cash transaction. They save 8-20% on guest fees and the host saves 3% on airbnb fees, and doesn't have to report the income, where he would be taxed at this marginal rate. I'd only do this with guests who already have good reviews.

Or you can just tell em to book the first night and "discuss" the rest after. That way you get a review out of it.

I wouldn't try this stuff too often as airbnb may shut your account down or block off the calendar for the days where you are trying to do funny business.

This thread is absolute gold. I want to throw another question out there to everyone:

Has anyone successfully banged the hostess when using airbnb as a guest himself?

I'm going to be using it for the first time on an upcoming trip...girl seems like a solid 7.5 and very "free spirited."

Don't expect her schedule to be cleared for you. Get her phone number/Whatsapp and text a bit, ask her to show you around. If not you may end up just getting a key and her going on her merry way and staying out of your hair.

Austin is a super hot market for short term rentals. You've got F1, ACL, SXSW, UT football, UT graduation... you basically have a lot of big events that draw short term renters to the city.

Your rate would be highly dependent on location. If you can provide a private room that puts you close to the action on 6th or SoCo, I'd throw out $100/night as a ballpark rate. Rates are seasonal too, rental rates can go up 2-3x normal and book out a year in advance for big things like SXSW. Depends what you want though - if you want to attract young chicks, price it lower. You always have the option to turn down renters, so you can just hold out for the hot chicks. It really depends if you want the money or the chicks.

Bear in mind, I don't have 1st hand experience renting, but my thoughts are:
1) Location is key. You want to have a location that'll appeal to the girls who are out to have fun.
2) Price accordingly. Young chicks I'm guessing would not have deep pockets. But you don't want to go crazy cheap. Just do some searches on AirBnb for properties near yours and see how they price them, and use that as your guide.
3) Your profile will be a big deal. Your face shows up right next to the rental and your profile is a prominent part. Treat it like a combination of a dating profile and a LinkedIn profile. AirBnb used to send a pro photographer to shoot the photos of the rental, they may still do that. If they do, you may be able to work a side deal for a couple good headshots with the photog, or just go hire one on your own. Even if you're in it just for the money, take the photos and profile text seriously.
4) Don't use this as a crutch for bad game. At best, your bad reviews will catch up to you. At worst... well, we all know how girls punish bad game. Throw money in the mix and it'll get toxic.

I like the idea of booking one night and then keeping the calendar open. That gives you a lot of wiggle room on rates. However, consider not just AirBnb but the local authorities. If the city finds out you're renting under the table, they'll fuck you up good. Austin is better than many other cities. They at least tolerate the short term rentals. Some places like San Fran and NYC are actively hostile. But even the friendlier cities want their cut - they want to collect the hotel taxes, basically. I think as long as no additional money changes hands, you'll be OK. But I'm not a lawyer, so just bear in mind that the city figures in too.

I'm looking at AirBnb rentals for an upcoming trip to Brazil and am starting to notice something on some of the listings...

Has anyone else seen places with rules stating you are not allowed to bring "extra guests?"

Granted, I understand what they mean if you're trying to get a bunch of your friends to stay over opposed to just yourself.

However, what if I'm trying to bring a girl back there? Is that technically breaking the "rules?" Anyone have experience with this?

Usually I rent entire places and it's implied that the home owner doesn't show up randomly and interrupt.
I've brought girls back all the time..

Often they just tell me to leave the keys in the mail box or something.
They usually don't show up first thing in the morning
If they show up is on the day I leave..

Maybe if you're worried, don't bring a girl back on the night before you have to leave.
It's kinda awkward to do that anyway..
I did it once and had to make a story that I was going to run errands and she couldn't hang around ( she thought it was my place)

More guests generally means more mess to clean up, this is why AirBnB has a "# of guests" feature. Now, a short term visit from someone isn't necessarily another guest, but at the same time I can understand why hosts wouldn't want to have you using their place as a fuck-fest.

^That makes a lot of sense. I wouldn't want to be running all over the place trying to make a flight to my next destination while kicking a girl out at the same time anyway haha.

The particular place I'm looking at has a doorman, though. I can't imagine that these dudes would be cockblocks in that way. However, they'd probably keep their mouth shut without reservations with a little hush money.

Isn't that really integrating into Brazilian culture?

^^^ just say there are two guest when making your booking, if you are very concerned. Almost all the ads I've seen are the same price for 1 or 2 guests. With 3+ they generally start adding a small surcharge/ person

So I think I had a weird experience on AirBnB from the other side of the coin.

I live in the suburbs, and on a couple occasions I've rented rooms in "the city" for overnights when I want to have more than one or two beers, since I don't want to drive home after drinking.

Couple weeks ago I saw what looked like a nice room at a fantastic price, from the bio of the owners it appeared to be an "artsy" couple a little younger than I am.

When I get there in the evening, the dude isn't there and his girlfriend/wife or whatever greets me and lets me in after I park my car in their driveway. She was sort of an introverted hippy girl, fairly attractive. We exchange some pleasantries and she shows me the room, and sends a few text messages, I assume to the dude to assure him that I don't seem like a creeper.

The room looks nice and everything else seems in order so I drop my stuff and bounce. I think this was on a Tuesday night.

I come back about 1 and her guy is there, and it's obvious they had been smoking up or doing drugs or something. They seem really interested in chatting with me, the guy is asking me questions about my music tastes and wanting me to listen to "some stuff" he's been working on. The chick is really high and on the couch smoking cigarettes and texting away like mad. They start pulling out some beers from the fridge and offer me a few, and I of course accept because I'm a friendly person, and hey free beer.

But yeah, this is a Tuesday night, mind you. We sit around talking for an hour but eventually they start to get more quiet, hippy chick is starting to look kind of annoyed and out of it, and I'm actually starting to feel a little uncomfortable. I tell them thanks for the drinks and that I'm going to be heading out fairly early the next morning and I'm going to retire.

Next morning I'm up before they're awake, and I make the bed and grab my stuff and go. Once I'm on the road I send them a text saying that I'm sorry I couldn't thank them in person, their room was great and I really appreciate everything.

Never heard a word back. I also left them a positive review on the site but they didn't do a thing for me, and as far as I can tell I was a pleasant guest and can't think of a reason why.

Maybe they were just weird, but it kind of makes me wonder if they were looking for a third or some shit...

All possibilities, or as poster above says maybe they were just high. We'll never know. But my new rule vis a vis AirBNB as a guest: only drop in on spots that appear to be rented by "single" women.

One's chances of hitting it off as a guest are likely low, but I've noticed that there are so many places in hipster areas around here rented by women that there is essentially no excuse for me to hit up places that are being rented by couples or dudes.
